Before the First Showing: Why Preparation Matters

When people think about selling a home, they often focus on the first showing.

After more than 20 years in real estate, I've learned that the real work begins long before the first buyer walks through the front door.

Preparing a home for the market isn't about making it look perfect. It's about creating an environment where buyers can comfortably imagine themselves living there.

Recently, I shared a short behind-the-scenes video taken just before the first showings began at one of my listings. The home was clean, organized, and ready to welcome prospective buyers. It was a reminder that what buyers see during a showing is the result of thoughtful preparation beforehand.

As I help homeowners throughout Bordentown, Columbus, Chesterfield, Florence, Hamilton, and surrounding communities, I always remind my clients that first impressions matter. Buyers often form an opinion within moments of entering a home, which is why preparation is such an important part of a successful marketing strategy.

Every home is different, and every seller's situation is unique. My job is to help identify the improvements that will have the greatest impact while avoiding unnecessary expense.
