One of the questions I'm asked quite often is:

"What's the best home improvement project if I'm not trying to sell my home—I'm just trying to enjoy it?"

Before I answer, I usually ask a question of my own.

"You're happy where you are, and you plan on staying in your home for the foreseeable future...correct?"

If the answer is yes, then my advice is very simple.

Do the project that will bring you the most happiness and satisfaction.

Too often, homeowners think every improvement needs to increase resale value. While that's certainly important when you're preparing to sell, it's not the only reason to invest in your home.

Your home should be your happy place. It should reflect who you are and support the way you enjoy living.

Think about that project you've been putting off for years. Maybe it's a beautiful patio where you can enjoy your morning coffee. Maybe it's updating a kitchen that's never quite worked for your family. Perhaps it's replacing old flooring, creating a workshop, or finally designing the backyard you've always imagined.

If it's something you've always wanted, and you can comfortably afford it, I think it's worth serious consideration.

For me, that project has always been landscaping.

Over the years, I've planted trees, shrubs, and flowers throughout my property. Someone else may eventually own my home and decide they'd rather have a simpler landscape.

That's perfectly okay.

I didn't plant them for a future buyer.

I planted them because every time I pull into my driveway, look out the window, or spend an evening in the yard, they make me smile.

That's the return on my investment.

After more than 20 years helping homeowners throughout Bordentown, Columbus, Chesterfield, Florence, Hamilton, and surrounding communities, I've learned that the best home improvements aren't always the ones that add the most dollars to a home's value. Sometimes they're the ones that add the most enjoyment to everyday life.

Of course, if you're getting ready to sell your home, my advice changes. Then we focus on improvements that will help your home appeal to the greatest number of buyers and maximize its value.

But that's a conversation for another day.
